SM City Cabanatuan sits on the Maharlika Highway in Barangay H. Concepcion, the corridor that carries provincial traffic through Nueva Ecija. The province produced more than 760,000 metric tons of rice in the fourth quarter of 2019 and was the country’s second-largest provincial contributor to agriculture, forestry and fishing gross value added in 2024, with a 4.6 percent national share. Cabanatuan itself reported 343,672 residents in the 2024 census.
SM Prime spent about ten years assembling the 8.5-hectare site before building, of which roughly 1.8 hectares went under the mall and 2.4 hectares to a transport terminal. The centre opened on 9 October 2015 as the group’s 53rd mall, with four retail levels, 2,500 parking slots and six cinemas, five of them at 275 seats and one at 525. SM Prime reports gross floor area of about 139,000 square meters as of December 31, 2025.
It was SM Prime’s second mall in Nueva Ecija after SM Megacenter Cabanatuan. At opening, about 90 percent of leasable space was committed and the operator cited a trade area of more than 270,000 residents.
The SM Store and SM Supermarket head the tenant list, with SM Appliance Center, Ace Hardware and Watsons behind them. Fifty-one food brands trade here, from Jollibee, Starbucks and Chowking to Cabalen, Razon’s of Guagua and Yakimix; apparel runs to 31, including Uniqlo, Guess, Giordano, Terranova and Palladium; technology: 26, led by Samsung, OPPO, ASUS and Acer. A Medical City clinic and a 2GO counter operate in the service band.
