SM City Baliwag runs a transport terminal beside its shopping floors, with 10 bus, 17 jeepney, 18 FX and 63 tricycle slots alongside 533 car spaces. That puts the centre on the daily commuter route through central Bulacan as well as on its shopping one, from a site on the Doña Remedios Trinidad Highway in Barangay Pagala, about 40 kilometres from the Balintawak interchange of the North Luzon Expressway.
Baliwag counted 168,470 residents at the 2020 census and became the country’s 147th city on 17 December 2022, when a plebiscite ratified Republic Act 11929. The city’s own socio-economic profile describes land that remains agricultural in classification but is converting to commercial and residential use along the DRT Highway, which is the corridor this asset sits on.
SM Prime opened the centre on 12 December 2008 as its 33rd mall and its second in Bulacan after SM City Marilao, on a 93,000 square meter site with 61,554 square meters of floor area and 42,171 leasable. Four cinemas seating 1,241 and an 824 square meter food court opened with it.
A four-storey extension followed by December 2015, bringing business process outsourcing floors onto the third level along with the Cyberzone, and the payment shows in the current measure: SM Prime reports gross floor area of about 79,000 square meters as of December 31, 2025, against the 61,554 recorded at opening. Those floors put office workers in the building on weekdays alongside the terminal traffic.
Food dominates the current tenant list at 57 active brands, from Jollibee, KFC, Greenwich, Chowking and Mang Inasal through Max’s Restaurant, Yellow Cab Pizza Co., Krispy Kreme and Bulalo World, adding a substantial repeat-use layer around the terminal catchment. Electronics follow at 34, apparel at 21. The SM Store and SM Hypermarket hold the department store and grocery slots, with SM Appliance Center, Ace Hardware and Watsons alongside them and Bench, Penshoppe, Uniqlo, CLN and Surplus inline. WalterMart has since opened its own Baliwag centre on the same highway, giving the DRT Highway corridor another organised retail address.
