SM CDO Downtown stacks retail, entertainment, flood-control infrastructure and offices onto a central business district site. The property occupies Claro M. Recto Avenue corner Osmena Street in Cagayan de Oro. SM Prime reports gross floor area of about 128,000 square meters as of December 31, 2025.
Entertainment opened almost with the building. Seven cinema houses came on line between 12 and 30 May 2017, within eighteen days of the mall itself, and one was billed at launch as Southeast Asia’s first supersized screen running a Christie 6P laser projector. Two Director’s Club houses and four digital cinemas complete the block, a bowling centre followed on 4 May 2019, and Adventureland operates family attractions beside a food hall.
The compact programme also carries substantial infrastructure beneath and above the retail. A rainwater catchment basin of 13,650 cubic metres sits beneath the building. A twelve-storey office tower with eight let floors and a helipad opened on 17 October 2018, and Regus lets serviced offices within it.
Puma, Reebok and Kevin’s Toys and Library trade beside the entertainment floors. Straightforward, Una Rosa and Suarez and Sons take apparel and jewelry, London Eyelash Extensions, Nailandia Spa and Perfume Dessert cover services, and Hap Chan, Lechon Haus, Bagel Girl and Johnn Lemon fill the food line.
