The former Sarasota Square Mall opened on 28 September 1977 at 8201 South Tamiami Trail, at the southern end of Sarasota’s US 41 retail corridor; Westfield owned and branded it from 2003 to 2019, Torburn Partners acquired it in 2021, and demolition of most of the enclosed property began in February 2025. Torburn is redeveloping the roughly 100-acre site as Sarasota Square, with Jamestown leading leasing strategy and brand partnerships: about 530,000 sq ft of retail, dining, wellness and office space at full build and 1,200 residential units, of which the first 360 apartments are being built by Woodfield Development on a 4.5-acre parcel.
Phase one is small and largely let. About 90,000 sq ft is scheduled for delivery in the first quarter of 2027 at 88 percent pre-leased, with Whole Foods Market as the grocery anchor and HomeSense, Warby Parker, Cava, Chipotle, Joe and the Juice and Charles Schwab signed. Phase two adds roughly 160,000 sq ft of street-oriented shopping and dining around a central lawn by the end of 2028, with fashion, chef-driven restaurants and boutique fitness as the stated leasing targets.
The catchment is south Sarasota County: Palmer Ranch, Siesta Key and the Osprey and Nokomis corridor toward Venice. The site fronts US 41 with Beneva Road behind it, and the 1,200 planned units add an on-site residential population that the enclosed mall did not have. Costco, which bought its own parcel on the site in June 2025, continues to operate at the property’s edge.
Jamestown brings the mixed-use leasing playbook from Ponce City Market in Atlanta and Chelsea Market in New York; Torburn Partners is the developer and owner. For tenants, the redevelopment combines new street-oriented space, grocery co-tenancy and planned residential density on an established US 41 retail site.
