Royalmount is a 185,000-sqm mixed-use development at 8000 Avenue Royalmount in the Town of Mount Royal area of central Montreal, opened in October 2024. Developed by Carbonleo as a $4.5 billion (CAD) project integrating retail, hospitality, residences, and entertainment, it spans approximately 300 retail and service units anchored by a dedicated luxury quarter at the intersection of Autoroute 15 and Autoroute 40.
The format combines a Holt Renfrew luxury department store with a dedicated luxury mall circuit featuring Louis Vuitton, Dior, Saint Laurent, Cartier, Tiffany, and Gucci. The international fashion offer includes H&M, Zara, Uniqlo, and Lululemon. A premium dining circuit with approximately 70 restaurants and cafés, an indoor and outdoor entertainment complex, and residential tower integration complete the mixed-use programme.
The catchment combines the dense Montreal Island residential demographic of approximately 2.1 million city residents and 4.3 million CMA residents with the pan-Quebec luxury consumer catchment drawing from Laval, Longueuil, and the broader Quebec province, and the substantial international tourist flow of approximately 10 million annual visitors to Montreal. Direct accessibility includes the Highway 15 and Highway 40 interchange adjacency and dedicated parking infrastructure for approximately 7,000 vehicles, with REM rapid transit connectivity improving the public transport accessibility.
Carbonleo coordinates the development and property management of Royalmount as the flagship Carbonleo asset. The asset’s commercial role within the Canadian retail map is the principal Quebec luxury retail destination and the first direct challenge to the Toronto-centred concentration of Canadian luxury retail, complementing rather than competing with the established Carrefour Laval Cadillac Fairview super-regional in the Laval suburban corridor.
