Porter Ranch Town Center is a power centre of about 560,000 square feet at the north-west corner of Rinaldi Street and Porter Ranch Drive in the north San Fernando Valley. It trades open-air, with ground-level storefronts, exterior entrances and surface parking.
Shapell Properties developed the centre and owns it, with JLL on leasing. Toys R Us and Best Buy took occupancy in the third quarter of 1999, when the scheme measured 520,000 square feet; Ralphs, Sport Chalet and Walmart made up the rest of the original anchor line-up.
Walmart Supercenter, Best Buy, Burlington, Ralphs, CVS and Petco hold the box positions. Five Below, Bath and Body Works, Verizon, AT&T, Nail Garden and Visionmax Optometry trade in smaller units, with Chase Bank, Bank of America, Wells Fargo and Logix Federal Credit Union on the service line.
A wellness run has filled the small units on the eastern side. Heights Wellness Retreat opened at 19765 Rinaldi Street in November 2025, taking the former Sleep Number space, and Hydration Room, Perspire Sauna Studio and KV Lagree Studio hold the units alongside it. Sephora has signed for a unit at the centre and has posted store management roles for it.
Restaurants run along the Rinaldi Street frontage, among them In-N-Out Burger, Islands Fine Burgers and Drinks, T.G.I. Fridays, Slice House by Tony Gemignani, Roll Em Up Taquitos, Musashi, Mediterranean Bistro, Jasmine Thai Cuisine and Starbucks.
