About this mall

Hopewell Holdings built Panda Place beneath the Panda Hotel, Tsuen Wan District’s largest hotel at 1,026 rooms, on a site that spent the 1990s as Yaohan’s Tsuen Wan department store before the Japanese chain collapsed in the 1997 Asian Financial Crisis. Hopewell redeveloped and renamed the vacant space in 2005, then remodeled it again in 2012.

The roughly 230,000 sqft arcade spreads across five levels, ground and second floor plus three basement levels, positioned for hotel guests and the immediate Tsuen Wan population rather than as a citywide shopping destination. AEON anchors two basement levels with a Living Space department store and supermarket.

G2000, Adidas and Nike carry the mid-market fashion and sports floors, while Mannings and SaSa hold the beauty counters, a tenant mix built around daily-needs frequency rather than aspirational shopping trips. Smaller independent tenants, including a pawn shop and several hardware suppliers, fill out space a purely retail-format mall would lease to national chains instead.

That mix reflects the property’s role: a hotel-annex arcade serving a dense residential catchment in Tsuen Wan rather than competing with the district’s larger standalone malls for citywide footfall. Its value to Hopewell comes from occupancy and hotel-guest convenience, not from anchoring a retail destination in its own right.
