city’super, the upscale supermarket chain, anchors the grocery floor, alongside Apple’s retail presence and a food hall running from Cova Pasticceria to Häagen-Dazs and multiple Hong Kong bakery chains including Kee Wah and Maxim’s. lululemon, Patagonia and Columbia carry the outdoor and athletic-wear floor, a tenant mix that skews toward the New Territories’ family and suburban shopper base rather than the tourist-heavy positioning of Hong Kong Island malls. SHKP invested roughly HK$300 million in a 2022 renovation adding a Play Park and Pets Park spanning some 80,000 sqft of entertainment zones, plus a Dino Park attraction, reinforcing that family-oriented positioning against newer competitors.
Royal Park Hotel sits within the same complex, part of a mixed-use model that pairs the retail floors with hospitality and, at Sha Tin station itself, direct rail access across the New Territories East line network. That direct station connection has been central to the property’s traffic model since Sha Tin’s development as a satellite town began.
The property’s tenant density, running from beauty and fashion boutiques to daily-needs grocery and a broad food hall within the same building, reflects Sha Tin’s role as one of the New Territories’ primary self-contained town centers rather than a single-format shopping destination.
