About this mall

Las Rozas Village is one of two Spanish properties in Value Retail’s Bicester Collection, the eleven-property luxury outlet portfolio that operates the most-visited designer outlets in Europe alongside La Roca Village in Catalunya. The 17,000-sqm centre opened in 1998 in Las Rozas, a Madrid metro municipality of 95,000 residents 18 kilometres northwest of central Madrid along the A-6 corridor. Value Retail has continuously expanded the Spanish flagship since opening, adding new boutique zones in 2017 and 2023 and bringing the current curated mix to approximately 100 stores.

Tenant selection follows the Bicester Collection’s deliberately narrow positioning. Burberry, Hugo Boss, Polo Ralph Lauren, and Tommy Hilfiger anchor the high-volume luxury and premium-mass segment; Loewe, Carolina Herrera, and a tight set of Spanish luxury houses (Pertegaz, Tous) extend the curated mix. The architectural format reproduces a Spanish pueblo streetscape with low-rise white-walled buildings, internal plazas, and pedestrianised streets, a formula consistent across the eleven Villages globally.

The catchment is structured by inbound tourism and high-spending residential demand. Value Retail operates a dedicated Shopping Express coach service from central Madrid, integrated with hotel concierge programmes and Barajas airport partnerships. International visitors account for roughly 55 percent of annual footfall, with Chinese and Latin American shoppers generating the highest average tickets. The premium residential catchment of northwestern Madrid (Las Rozas, Pozuelo, Majadahonda) provides the local complement.

For Value Retail, Las Rozas operates as Spain’s twin engine alongside La Roca Village. The two Spanish properties together generate roughly a quarter of Bicester Collection revenue from continental Europe, with shoppers frequently visiting both on multi-stop Spanish trips.
