ENKA TC, part of the Turkish ENKA Group and one of Russia’s largest commercial real estate developers, opened Kuntsevo Plaza on October 3-4, 2015 on the site of Ramstor, the first professional hypermarket in Russia, which ENKA itself had opened in 1997 and operated for more than 14 years before demolishing it for this project. The mixed-use complex, designed by the American architecture firm Jerde Partnership (known for Mall of America, Bellagio in Las Vegas, Santa Monica Place and Kanyon in Istanbul), represented roughly $500-530 million in investment across 3.5 years of construction.
At roughly 65,000 sqm of retail space within a 235,000 sqm total complex that also includes office and residential floors, Kuntsevo Plaza opened at 73 percent leased with 95 stores and 19 cafes and restaurants, reaching capacity for up to 45,000 visitors a day. A two-level Auchan hypermarket anchors the grocery floor, alongside a seven-screen cinema (including IMAX), a three-level “Cosmic” family entertainment complex, and a World Class fitness club with pool.
Lacoste, Mango, Tom Tailor and Timberland anchored the international fashion floor at opening, alongside domestic and regional names including FINN FLARE and Sportmaster; several Western brands present at launch, including Mango and Tom Tailor, have since exited the Russian market. Pandora carries jewelry, and Beeline and MegaFon run telecom counters.
Kuntsevo Plaza’s underground parking runs to more than 2,000 spaces across five levels, a scale that reflects the site’s position between the Rublevskoye and Mozhaiskoye highways near Molodyozhnaya metro station, a well-connected western Moscow location that let the property draw shoppers well beyond its immediate residential district from opening day.
