Galleria Borromea is one of Klepierre’s smaller Italian assets, operating at Peschiera Borromeo on the southeastern edge of Milan metro near Linate Airport. The 23,000-sqm regional centre serves the suburban belt of Peschiera, San Donato Milanese, and Pioltello, drawing catchment from the residential and light-industrial communities along the A1 motorway approach to Milan.

The format is anchored by a Coop hypermarket on the ground level, with approximately 80 stores arranged across a single retail floor focused on convenience and family-oriented categories. The tenant mix concentrates on daily catchment requirements rather than discretionary fashion draw, with international vertical apparel chains absent in favour of mid-tier domestic brands and services.

The catchment is structurally constrained by competition from larger formats nearby. Carosello operates 12 kilometres north along the Tangenziale Est, the Westfield Milano construction project will compete directly once operational, and central Milan urban retail draws discretionary spend through the M3 metro line connection at San Donato. Galleria Borromea positions itself as the convenience alternative for residents who prefer not to make the longer journey to higher-volume centres.

Within Klepierre’s Italian portfolio of around 12 properties, the centre occupies a stable secondary tier alongside I Viali in Turin metro and Le Vele in Naples metro. The operator’s flagship Italian commitments remain Le Gru in Turin metro and Centro Commerciale Roma Est, with smaller assets like Borromea generating consistent income at lower management intensity.
