Festival Walk sits at 80 Tat Chee Avenue in Kowloon Tong, opposite City University of Hong Kong and adjacent to the Kowloon Tong MTR interchange, where the East Rail Line meets the Kwun Tong Line. The catchment is unusual for a Hong Kong mall. It draws simultaneously from student traffic (City University, the adjacent Hong Kong Baptist University, and several international schools), cross-boundary commuter flow from Lo Wu and Lok Ma Chau, and residential foot traffic from Kowloon Tong itself, which stands among the lowest-density and highest-income residential districts in Kowloon.

Mapletree acquired the property from Swire Properties in 2011 and has held it as a stabilised income asset since then, with the tenant mix reflecting the mall’s positioning as a commuter and family destination rather than a tourist luxury address.
