Etele Plaza at Etele tér 1 in the XI district opened in October 2021, the first Budapest super-regional to open during the post-pandemic market recovery. Futureal Group invested approximately €150 million in the 53,000-sqm complex and integrated it with the 65,000-sqm Budapest One office park on the same footprint, creating the first Budapest retail development explicitly designed to serve a mixed office-and-residential catchment rather than primarily a residential commuter base.
The Kelenföld vasútállomás transport hub beneath the complex handles approximately 165,000 daily passenger movements, the busiest transport interchange in southwestern Budapest. Metro Line M4, suburban rail, and tram connections converge at Kelenföld, giving Etele Plaza a transit captive audience comparable in volume to WestEnd’s Nyugati Station base but in a catchment direction, southwestern Budapest and the M1-M7 motorway corridor toward Lake Balaton and Transdanubia, that the central Pest super-regionals cannot reach. The fashion tenant register opened with a fully contemporary lineup: H&M, Zara, Reserved, Deichmann, C&A, and the Inditex cluster at a depth that reflected competitive opening positioning rather than gradual accumulation.
The XI district contributes approximately 160,000 residents as Budapest’s most populous district. The adjacent Etele corridor is developing into a secondary office cluster as the Budapest One office park attracts knowledge-economy tenants, producing a daytime professional demographic that Allee, the other XI district regional 3 kilometres north, does not fully capture. The motorway access positions Etele Plaza as the first major Budapest enclosed retail option for consumers arriving from western Hungary.
Futureal operates Etele Plaza as its flagship retail asset and the commercial centrepiece of the broader Etele masterplan. As the most recently opened Budapest super-regional, it carries the most contemporary tenant mix of any mall in the city and competes directly against the established Allee and Mammut super-regionals to its north while serving the Kelenföld-Transdanubia transport corridor that none of its predecessors were positioned to capture.
