About this mall

Tartu Tarbijate Kooperatiiv, the Tartu Consumer Cooperative, built Eeden at the gateway to Annelinn, Tartu’s most populous district, opening the center on November 27, 2003 at a cost of 120 million kroons (roughly €7.7 million). At 18,000 sqm, it was South Estonia’s largest shopping center at opening, drawing 1.5 million visitors by the end of April 2004, an average of 9,800 people a day.

AS Eedeni Keskus, the property’s current owner, completed a €16 million expansion on November 23, 2018, adding roughly 8,000 sqm and bringing total floor area to 26,000 sqm, with the new wing alone holding 72 stores and service outlets. H&M anchored the expansion’s fashion floor, alongside Rademar Outlet and Sportland Outlet, while Expert added electronics and Kraba added home and hobby goods.

South Korean beauty brand Holika Holika opened its first official European store inside the 2018 expansion, a notable first for a shopping center of Eeden’s regional scale. Maxima replaced the center’s original Konsum grocery anchor in 2013, and the property is now the mall namesake for both a women’s volleyball team, Tartu Ülikool/Eeden, and a youth tennis tournament, the Eeden Estonian Youth League.

AS Eedeni Keskus’s ownership traces directly back to the Tartu Consumer Cooperative that built the property, a continuity unusual among Estonia’s larger malls, most of which have passed through institutional investors like Citycon or Astri Grupp. That cooperative-rooted ownership shows up in how Eeden has grown: a single large, deliberate expansion in 2018 rather than the phased, investor-driven additions more common at properties under REIT or private-equity ownership, and a continued willingness to fund category-specific investments, like securing Holika Holika’s first European store, that a more diversified institutional owner might not prioritize.
