Edgewood Mall

Carl Haskins and Prescott Sherman developed Edgewood Mall, opening in July 1987 at the intersection of Interstate 55 and Veterans Boulevard in McComb, Mississippi. Prescott Sherman later donated $2 million to the University of Mississippi’s School of Engineering, funded from mall proceeds, a detail confirmed by 2002 reporting in the Mississippi Business Journal.

Sears closed in 2012, with Hobby Lobby taking half the vacated anchor space in 2015 and Marshalls the other half in 2016. RockStep Capital bought the property in 2017 and has since rebranded it Uptown McComb, the same naming convention the firm separately applied to its Meridian, Mississippi property roughly 175 highway miles northeast.

At roughly 342,220 sqft, the property carries around 35 stores across six anchor positions, including Belk, bealls (an outlet-format store distinct from the mainline Florida-based Bealls chain) and Ross Dress For Less, with Foot Locker, Hibbett Sports and Bath & Body Works among the specialty tenants. A 1999 expansion added a KB Toys, which later closed in 2004 as part of that chain’s national bankruptcy.

That anchor-space subdivision pattern, a single vacated Sears splitting into two smaller specialty retailers (Hobby Lobby and Marshalls) rather than attracting one replacement department store, mirrors a format shift seen at other RockStep-owned Mississippi properties and reflects the broader retail trend of large-format anchor stores giving way to a mix of smaller, more specialized big-box tenants.
