Auburn Central was built in 2005 as a mixed-use development in Sydney’s central western suburbs, with 450 apartments constructed directly above the retail podium, positioned near Parramatta Road roughly 19 km west of the Sydney CBD and 6 km east of Parramatta’s commercial district. The center originally anchored around a full-line Woolworths and a large-format Big W discount department store.

Region Group, formerly known as SCA Property Group and now the property’s current manager after acquiring the asset from Elanor Investors Group, has since shifted the center’s anchor strategy toward a grocery-led format: Big W’s tenancy has not continued, and the center now positions itself as a “triple-supermarket” destination, adding Aldi and Tong Li Asian Grocer alongside the original Woolworths. Roughly 50 to 59 specialty stores round out the tenant mix, weighted toward fresh food, multicultural grocery and everyday services rather than fashion or department-store retail.

More than 700 parking spaces across two basement levels serve the property, and its direct adjacency to Auburn train station gives it a strong transit-linked catchment beyond the immediate residential population living in the apartments above. Annual foot traffic has been reported at more than 10 million visits.

That shift from a department-store-and-supermarket anchor pairing toward a triple-grocery format reflects Auburn’s specific demographic profile, a diverse, multicultural western Sydney suburb where daily fresh-food shopping trips outweigh discretionary department-store visits, and illustrates how neighborhood centers in immigrant-dense Sydney suburbs have adapted their anchor mix away from the traditional Australian department-store model.
