Aqua Mágica Park is a leisure-led specialty centre in Ca’n Pastilla, the Palma de Mallorca metropolitan tourist district. The complex combines an indoor and outdoor water-park operation with integrated retail and food and beverage tenancy, configured to capture the seasonal tourist flows that define Mallorca’s economic calendar. Operating ownership sits with the Siam Group, the privately held leisure and retail company also responsible for Siam Park (Tenerife) and Siam Mall (Costa Adeje), giving the operator a two-island Spanish leisure-retail portfolio.

The format places Aqua Mágica outside conventional Spanish mall classifications. Where standard regional centres anchor on hypermarket plus apparel volume, Aqua Mágica’s traffic engine is the leisure attraction itself, with retail and F&B tenancy structured around captive visitor flows. ICSC’s classification framework treats this as Theme/Festival format; the Spanish operator framework most commonly classifies the asset as Specialty Center on the basis of its leisure-led identity.

Catchment dynamics are governed by the Mallorca tourist calendar rather than residential demand. Ca’n Pastilla concentrates Palma’s eastern tourist hotel cluster, with peak visitor flows running from Easter through October and a substantial drop-off during winter months. The retail and F&B tenant mix calibrates to this rhythm, with a higher share of seasonal-contract operators than year-round standard Spanish regional centres. International visitors, predominantly German, British, and Scandinavian, generate the bulk of revenue.

For the Siam Group, Aqua Mágica complements the larger Siam Mall and Siam Park assets in Tenerife by extending the operator’s Spanish island-leisure footprint to Mallorca. The combined two-archipelago portfolio gives Siam Group disproportionate exposure to Spanish tourist-economy retail relative to mainland competitors.
