About this mall

AEON MALL Tan Phu Celadon is located on Bo Bao Tan Thang Street in Tan Phu District, Ho Chi Minh City. Opened in January 2014, it was the first AEON Mall property in Vietnam and among the first internationally operated enclosed shopping malls in the country. The Celadon City development where the mall is situated is a Sino-Vietnamese joint venture residential township in the northwestern part of Ho Chi Minh City, an area that was rapidly urbanizing at the time of the mall’s construction.

The property provides 82,000 square meters of GLA across multiple floors. An AEON-branded supermarket and general merchandise store anchor the daily shopping component, while upper levels host fashion retailers, electronics, a food court, restaurants, a cinema multiplex, and indoor entertainment. The mall introduced several retail concepts to the Vietnamese market at the time of opening, including Japanese-standard tenant fit-outs, centralized facilities management, and a curated food court featuring both Vietnamese and international cuisines.

AEON Mall Co., Ltd. chose Vietnam as a priority international market alongside Cambodia and Indonesia. Vietnam’s opening came just months before AEON MALL Phnom Penh in Cambodia and reflected AEON Group’s broader strategy of establishing early positions in fast-growing ASEAN economies. Ho Chi Minh City, with a metropolitan population exceeding 10 million, offered the scale and consumer spending growth to support multiple AEON Mall properties, a thesis the company validated by subsequently opening Binh Tan (2016) and additional properties in Hanoi.

Tan Phu Celadon’s first-mover position in Vietnam’s organized mall market gave it lasting advantages in brand recognition and tenant relationships. International fashion, food and beverage, and entertainment brands entering Vietnam frequently launched at this location before expanding to competing malls. The property remains a key reference point in AEON Mall’s Vietnamese portfolio, even as newer, larger developments have opened across Ho Chi Minh City and Hanoi.
