About this mall

AEON MALL Phnom Penh opened in 2014 on Sothearos Boulevard in Chamkarmon district, making it the first property developed by AEON Mall Co., Ltd. in Cambodia and the first Japanese-operated shopping mall in the country. Its location near the Tonle Bassac riverfront places it within walking distance of central Phnom Penh’s government, diplomatic, and commercial districts, giving it a catchment that includes both local residents and the capital’s international community.

The property encompasses 81,000 square meters of gross leasable area. The ground floor is anchored by an AEON-branded supermarket and general merchandise store, while upper levels host fashion retailers, electronics stores, a food court, restaurants, a cinema multiplex, and an indoor amusement park. The mall introduced a retail format that was new to Cambodia at the time of opening: a fully enclosed, climate-controlled environment with standardized tenant fit-outs, centralized management, and a curated tenant mix designed to cover grocery, fashion, dining, and entertainment in a single visit.

AEON Mall Co., Ltd., a subsidiary of AEON Group, develops and operates enclosed shopping malls across Japan and Southeast Asia. Cambodia was the company’s second international market after China, followed by Vietnam (2014) and Indonesia (2015). The decision to enter Cambodia reflected AEON’s strategy of establishing early positions in fast-growing economies where organized retail infrastructure had not yet been built by regional competitors.

AEON MALL Phnom Penh’s impact on the city’s retail market has been substantial. Before its opening, Phnom Penh had no internationally operated enclosed shopping mall at this scale. The property set a template that subsequent developments, including AEON’s own Sen Sok City and Mean Chey malls, followed. Its central location and first-mover position have allowed it to maintain strong foot traffic despite newer competition. For international brands evaluating Cambodia market entry, the Sothearos Boulevard location typically serves as the benchmark comparison.
