AEON MALL Jakarta Garden City occupies a site along Boulevard Jakarta Garden City in Cakung, East Jakarta. Opened in 2017, it serves as the primary enclosed retail destination for eastern Jakarta’s Cakung and Pulogadung industrial and residential districts. The Jakarta Garden City development, built by Modernland Realty on the site of a former industrial zone, combines residential towers, commercial lots, and retail within a planned community designed to bring suburban-style living to the eastern edge of the capital.

The property provides 63,000 square meters of GLA. Its anchor tenants include an AEON-branded supermarket and general merchandise store, supported by fashion, electronics, dining, and entertainment categories. A cinema complex and indoor play areas round out the leisure component. The mall’s position within East Jakarta gives it a catchment distinct from AEON Mall’s western Jakarta properties (BSD City, Tanjung Barat), reaching communities that had previously relied on older, domestically operated malls or traveled to central Jakarta for comparable retail options.

AEON Mall Co., Ltd. has built its Indonesian presence through partnerships with established township developers. In Jakarta Garden City’s case, the collaboration with Modernland Realty followed the same playbook used with Sinar Mas Land at BSD City: enter a planned community where the developer provides the site and residential traffic, while AEON Mall brings its retail management expertise, anchor tenant (AEON supermarket), and international leasing network.

East Jakarta’s retail density has historically been lower than the city’s southern and western corridors, where premium malls operated by Lippo, Pakuwon, and Pondok Indah Group concentrate. AEON MALL Jakarta Garden City fills that gap for a population that includes factory workers, new homeowners in surrounding developments, and a significant Japanese expatriate community drawn by the Cakung industrial area’s proximity to Japanese-owned manufacturing operations. The mall remains the largest enclosed retail property in East Jakarta’s Cakung corridor.
