AEON MALL Deltamas is situated within the Kota Deltamas new town development in Cikarang Pusat, Bekasi Regency, approximately 40 kilometers east of central Jakarta. Opened in 2024, it is the newest and largest AEON Mall property in Indonesia by gross leasable area. The surrounding area is one of Indonesia’s most concentrated industrial zones, home to major automotive, electronics, and consumer goods manufacturing plants operated by Japanese, Korean, and multinational companies.

The mall provides 86,000 square meters of GLA in a multi-level enclosed format. An AEON-branded supermarket anchors the grocery component, while the broader tenant mix spans fashion, home goods, dining, entertainment, and services. The property includes a cinema complex and family-oriented leisure facilities. Its design reflects AEON Mall’s latest generation of Southeast Asian developments, incorporating wider corridors, natural lighting elements, and dedicated food-and-beverage zones that reflect the region’s preference for dining-as-entertainment.

AEON Mall Co., Ltd. entered Indonesia in 2015 with AEON MALL BSD City in Tangerang. Deltamas is the company’s fifth Indonesian property and represents a deliberate shift toward satellite city locations where new residential developments are creating demand faster than retail infrastructure can follow. Kota Deltamas, jointly developed by Sinar Mas Land and Sojitz Corporation, is itself a planned city targeting 200,000 residents, giving AEON Mall a captive catchment with a defined growth trajectory.

Indonesia’s organized retail market remains fragmented, with domestic operators Lippo Malls, Pakuwon, and Sinar Mas Land controlling most mall inventory in Greater Jakarta. AEON Mall’s strategy in the country focuses on locations within Japanese-affiliated industrial corridors and new town developments, where the brand’s reputation among Japanese expatriate communities provides an initial customer base while broader Indonesian consumer spending grows. Deltamas exemplifies this approach: positioned at the intersection of industrial employment, new housing, and an underserved retail catchment.
