AEON MALL Binh Tan is located in Binh Tan District, on the western edge of Ho Chi Minh City. Opened in 2016, it provides 60,000 square meters of GLA and serves as AEON Mall Co., Ltd.’s second property in the city, following the 2014 opening of AEON MALL Tan Phu Celadon. Binh Tan is a densely populated district with a large working-class and lower-middle-class population, many of whom are migrants from Vietnam’s southern provinces drawn by the district’s proximity to industrial zones in Binh Chanh and western Ho Chi Minh City.

The property features an AEON-branded supermarket and general merchandise store, fashion retailers, electronics, a food court, restaurants, a cinema, and family entertainment. The tenant mix is calibrated for the local catchment’s spending profile, with a stronger emphasis on value-oriented brands, daily necessities, and food and beverage than AEON Mall’s more centrally located properties. The grocery component is a significant foot traffic driver, as the AEON supermarket offers a breadth of product selection that traditional wet markets and convenience stores in the area cannot match.

AEON Mall Co., Ltd. has built its Ho Chi Minh City portfolio to cover distinct geographic catchments: Tan Phu Celadon in the northwest, Binh Tan in the west, with subsequent malls in Binh Duong Province (Binh Duong Canary) covering the northern satellite industrial corridor. Each property targets a different demographic and spending profile while maintaining the consistent AEON Mall format of grocery-anchored enclosed retail.

Binh Tan District’s retail options were historically limited to traditional markets and small-scale shopfront retail before AEON MALL’s arrival. The mall’s opening established a new standard for organized retail in western Ho Chi Minh City. Its position in a high-density, lower-income district also demonstrates that the AEON Mall format, built around supermarket traffic and affordable dining, can perform in catchments where disposable income is lower than Vietnam’s national averages for major cities.
