AEON MALL Binh Duong Canary is located on Binh Duong Boulevard in Thuan An City, Binh Duong Province, approximately 20 kilometers north of central Ho Chi Minh City. Opened in 2014, the same year as AEON MALL Tan Phu Celadon, it was among the first AEON Mall properties in Vietnam. The mall provides 49,000 square meters of GLA and serves a catchment that includes Thuan An, Di An, and the broader southern Binh Duong industrial corridor, one of Vietnam’s most concentrated manufacturing zones.

The property features an AEON-branded supermarket and general merchandise store, fashion retailers, electronics, dining, a cinema, and entertainment facilities. The tenant mix is oriented toward value and daily necessities, reflecting the spending profile of a catchment that includes factory workers, new-town residents, and families who have relocated from Ho Chi Minh City to more affordable housing in Binh Duong. The AEON supermarket and food court are primary foot traffic generators.

AEON Mall Co., Ltd. chose Binh Duong for its early Vietnamese expansion alongside Ho Chi Minh City because the province represents one of Vietnam’s fastest-growing consumer markets. Binh Duong has attracted massive foreign direct investment in manufacturing (particularly from Taiwan, South Korea, and Japan), creating an industrial employment base that drives population growth and rising household incomes. The province’s GDP per capita has grown to match or exceed Ho Chi Minh City’s in recent years.

Binh Duong Canary occupies a position similar to AEON Mall properties in Indonesian new towns: it serves an industrial satellite corridor where organized retail arrived before the area’s full residential buildout was complete. As Thuan An and Di An continue to densify, the property’s catchment expands organically. The mall’s smaller footprint compared to AEON’s other Vietnamese properties reflects the market conditions at the time of its 2014 opening; subsequent demand suggests a larger format could now be supported in the Binh Duong corridor.
