Phase 1 plans of the massive mixed-use project known as Grandscape are underway in the heart of Dallas/Fort Worth, Texas, and ground has been broken on a large lifestyle center that will serve as the project’s centerpiece. As the Dallas Business Journal reports, this is not your average lifestyle center either, as it will span a whopping 100-acres when all is said and done. At full buildout, the lifestyle center will bring a huge 1.5 million square feet of residential, office space and some attractions to an area known as The Colony.

“With Grandscape, we want to create a place that will feel like no other with a pleasing environment through our leasing and tenant mix. We also want to give visitors a technological experience like they are sitting at home on a website,” said Jeff Lind, president of Grandscape.
Grandscape Development is backed by Warren Buffet’s Berkshire Hathaway. The entire project will be anchored by another Buffet-owned company, Nebraska Furniture Mart, and it has attracted a wealth of other innovative tenants. “We want to bring in first in the state venues and stay true to the differentiated tenant mix. We are not approaching this like a typical developer. We have extremely patient capital, and nothing has changed from our original vision,” Lind continued.
Already on board are two other anchors, Scheels All Sports, and Galaxy Theatres, as well as restaurants Twigs Bistro & Martini Bar and Thirsty Lion Gastropub. Plans call for a luxury high-rise apartment tower that features office space on top of ground-floor retail space to serve as the centerpiece of the lifestyle center itself.
“We are traveling internationally talking to people, and this was the right time to do this. We are not in any hurry, which is what we think is best in the long run for the development,” Lind said. “Our motivating factors are the return-on-investment with a long-term approach.”
Grandscape is a massive project in total that will revolutionize the retail scene in the Dallas/Fort Worth area. In total, the development will span more than 400-acres upon completion, and include 3.9 million square feet of retail, attractions, dining, and entertainment. The ground was broken on the project as a whole back in 2012, and tenants will be opening in phases over the next several years.
The investment in the project amounted to approximately $35 million.
