ECE Turkey has managed Maltepe Park since the property’s original 2005 opening in Istanbul’s Maltepe district, on the Anatolian side of the E-5 highway with a direct underpass connection to Esenkent metro station, roughly 100 metres away on the M4 line. A major expansion and renovation, completed September 5, 2013, roughly doubled the retail floor from its original scale to 75,000-plus sqm, reflecting how much the surrounding Maltepe district had grown as a destination in the years since the mall first opened.
CarrefourSA anchors a 16,000 sqm hypermarket, expanded from a smaller format as part of the 2013 renovation, alongside Paribu Cineverse (rebranded from Cinemaximum following Mars Cinema Group’s 2022 sponsorship deal) running eight screens and a food court with more than 30 restaurants and cafes. Boyner anchors the department-store tier, with a 15,000 sqm office building integrated into the same complex.
Rönesans Gayrimenkul acquired Maltepe Park in 2018, adding it to a portfolio the Turkish construction and real estate group manages across multiple property types, while retaining ECE Turkey’s operational management of the day-to-day retail business. Store and parking counts vary by source and by date: figures at the 2013 renovation cited roughly 200-250 stores and up to 3,500 parking spaces, while some more recent listings cite lower counts, possibly reflecting tenant turnover since.
Maltepe Park’s position directly on the E-5, one of the two primary highways running the length of Istanbul’s Anatolian side, puts it in direct competition with several other Anatolian-side malls along the same corridor, a competitive set the 2013 renovation was explicitly designed to keep pace with as the district’s own retail landscape matured around it.
