Pera GYO, a subsidiary of Global Yatırım Holding, opened Sumerpark’s retail phase in March 2011 as the first component of a much larger master plan for Denizli: a $70 million project that was meant to add a hospital, hotel and residential towers around the mall in subsequent phases, framed at launch as the Aegean region’s largest urban transformation project.
The mall opened on a five-anchor format unusual for a mid-size Turkish city at the time: an 11,751 sqm Kipa hypermarket, a 4,500 sqm Tekzen home-improvement store, a 2,300 sqm Electroworld electronics outlet, a 2,000 sqm C&A apparel store, and Sümer Joypark, a 2,500 sqm entertainment center with bowling, laser paintball and a children’s amusement area. Electroworld and C&A both entered the Denizli market for the first time through Sumerpark in 2011, though neither retailer still operates in Turkey: Electroworld exited the market in 2013, C&A closed its Turkish operations in 2016, and Kipa was absorbed into Migros, converting to the 5M Migros format by 2018.
At roughly 34,500 sqm of leasable space across four levels, two below grade, Sumerpark carries around 80 specialty stores in fashion, footwear, cosmetics and toys alongside the anchor format, positioning it less as a conventional mall and more as a hypermarket-led lifestyle center. Migros and Teknosa now hold the grocery and electronics anchor positions the original Kipa and Electroworld units occupied at opening. ECE Türkiye manages the property on Pera GYO’s behalf, part of a wider Turkish portfolio for which ECE reported an 82 percent year-over-year retail sales increase in the first five months of 2024.
That anchor-heavy format put Sumerpark in a different competitive lane from Denizli’s more fashion-led malls from the start: the mall competes on hypermarket convenience and entertainment scale rather than on the flagship fashion stores that anchor most Turkish shopping centers built in the same period.
