Close to ten years after the Soratte Outlet closed at the Ponzano Romano exit of the A1, the site north of Rome reopens as Roma Outlet Village, with phase one opening on 7 November 2026. Westi, part of Odissea Group, developed and owns the scheme; Arcus Real Estate, the outlet manager within the Percassi group’s Stilo Immobiliare Finanziaria, runs it as its third Italian outlet after Sicilia Outlet Village in Agira and Torino Outlet Village in Settimo Torinese, and its first in central Italy.
Phase one opens with 21,000 sqm of GLA and about 90 stores. A second phase of around 11,000 sqm and more than 60 further stores takes the village past 32,000 sqm and about 150 shops, on an investment Arcus puts at about 100 million euros. More than 65 percent of the space was allocated before opening, to premium fashion, beauty, lifestyle and sportswear brands, with a food offer built around producers from the surrounding area. Studio De8 is the architect.
Rome’s outlet supply has sat south and east of the city, at Castel Romano on the Via Pontina and at Valmontone on the A1 toward Naples. Roma Outlet Village takes the northern stretch of the same motorway, about 30 minutes from Rome North, at the foot of Monte Soratte. The developer counts 6.2 million residents within two hours and treats the capital’s tourist flows, forecast above 23 million arrivals a year, as a second source of demand.
Sant’Oreste and neighboring Stimigliano are planning shuttle links from Stimigliano station on the Orte to Fiumicino line, which would bring the village within rail reach of Rome. The second phase leaves room to add brands once first-phase trading is established, and at full operation the project is expected to support around 800 jobs.
