Centar Kaptol

Centar Kaptol broke ground in 1999 and opened February 14, 2000, on Nova Ves in Zagreb’s historic Gornji Grad (Upper Town) district, between Tkalčićeva and Medvedgradska streets, quickly establishing itself as one of the city center’s most popular shopping destinations. The property carries more than 80 stores and a 520-space underground garage.

Gant and Max&Co. anchor international fashion, with Douglas and dm-drogerie markt carrying beauty, and a dense cluster of independent Zagreb jewelers, opticians and specialty grocers filling out the tenant roster. Konzum anchors grocery, alongside a Bang & Olufsen boutique for premium electronics, an unusual tenant pairing for a center of this scale.

Following a renovation, Centar Kaptol repositioned itself around a “premium lifestyle” concept, adding a cinema, a fitness center and a rooftop zone alongside its retail floor, an equal emphasis on shopping and leisure that distinguishes it from Zagreb’s more purely transactional shopping centers. The property’s own materials describe it as inspired by Zagreb’s culturally rich historic character, deliberately positioned within the Upper Town rather than in the city’s newer commercial districts.

That old-town location and premium-lifestyle repositioning, combining historic Gornji Grad surroundings with a genuinely upscale, leisure-oriented tenant mix, has kept Centar Kaptol distinct from both Importanne Center’s transit-driven mass foot traffic nearby and the larger, car-oriented malls built in Zagreb’s outer districts since the 2000s.
