Central Pattana unveils The Central, a new US$575m mall in Bangkok’s fast-growing northern district with a planned opening in late 2026.

A major new retail development is taking shape in northern Bangkok, where Central Pattana is working on a US$575 million mall the company calls The Central. The project sits between Vibhavadi Rangsit Road and Phahon Yothin Road, an area that has been filling in quickly over the past several years as offices, condos, and transport links spread north from the city’s traditional core.

Central Pattana expects the mall to open in the final quarter of next year. The company has been highlighting the strength of the surrounding catchment, noting that roughly 2.6 million people live within reach of the site and that household spending in this part of Bangkok tends to run higher than the city average. For retailers, this is one of the reasons the northern district has been drawing more interest lately.

From what has been shared so far, the development is being shaped around large-format retail and the kind of stores international brands typically look for when choosing high-visibility locations in Southeast Asia. Central Pattana has said the project blends retail with community and cultural elements, but detailed design documents and confirmed tenants have not yet been released.

The location benefits from strong transport access. Both the BTS and MRT networks run nearby, and Don Mueang International Airport is a short drive away, which gives the area steady traffic throughout the day. Central Pattana has pointed out that existing malls in the northern corridor report solid performance, with sales per square meter and visit frequency above their citywide averages. That pattern, the developer says, has encouraged brands to consider the district more seriously.

Leasing for The Central is in progress, and early signals suggest interest from international retailers, although the company has not confirmed anchor tenants. Plans for outdoor areas and public spaces have also been mentioned, including zones intended for dining and events. Similar features have become common across Bangkok as newer developments try to offer more than a traditional shopping layout, especially in districts competing with destinations in Singapore or Kuala Lumpur.

Construction continues, and the opening target remains set for late 2026. More information about the tenant mix and design is expected as the project moves closer to completion.
