Cenomi Centers is bringing three Westfield-branded centers into Saudi trade within a year: Nakheel Dammam took the name on 1 December 2025, Westfield Jeddah entered its operating phase on 30 July 2026, and Westfield Riyadh is scheduled to open in the fourth quarter of 2026. Jeddah is the first of the two new builds delivered under Cenomi’s ten-year franchise agreement with Unibail-Rodamco-Westfield, signed in May 2025.
It reached that point close to 96 percent pre-let, on more than 104,000 sqm of GLA over three floors and a program of more than 300 stores, an international luxury precinct and three dining districts. The building was developed as Jawharat Jeddah and renamed before completion. Westfield describes the center as being in a preview stage, with selected stores and experiences trading and further openings to come, so the line-up on site is a part of the signed register rather than all of it. Playocity, a 2,600 sqm Hasbro-branded family entertainment center from BAAN Holding, went into construction in September 2026 at an estimated cost of SAR 25 million.
The address, 3611 Assalam Street in Al Basateen, places the center in Jeddah’s northern growth area on a site of more than 170,000 sqm designed by Echo Architecture. Cenomi counts 2.5 million people within a 30-minute drive, targets more than 18 million visits a year and positions the center as Jeddah’s first LEED Gold-certified mall; it expects about SAR 350 million of additional annual EBITDA from the asset at stabilization.
The sister asset in the capital is twice the size: Westfield Riyadh carries about 220,000 sqm of GLA and more than 400 stores, with pre-leasing close to 94 percent. A retailer negotiating with Cenomi can place Jeddah and Riyadh units with one landlord under one brand standard, which is the commercial logic of the URW franchise.
