An ETFE roof with skylights and a central oculus is how Gensler and Unified Real Estate Development handle Riyadh’s climate at The Bellevue: the scheme is planned as a one-to-two-level open-air promenade, shaded rather than enclosed, and built partly on the reused structural frame of an existing development.
Unified’s project page gives more than 90,000 sqm of GLA within a master plan of over 100,000 sqm, mixing big boxes and department-store space with small shops; its MAPIC 2026 catalog entry lists 77,597 sqm and 146 units. The leasing program covers a cinema, casual dining, a supermarket, a bookstore, fashion and entertainment, with wellness, fitness, beauty and offices in the wider plan.
The developer estimates opening in the first quarter of 2027, and the MAPIC entry points to the third quarter of the same year. Riyadh’s 2027 calendar already holds The Avenues Riyadh at about 370,000 sqm, so The Bellevue competes on format and walkability for a catchment Unified puts at 1.6 million in the city’s northern corridor rather than on size.
Unified runs its centers through its management company UAPM and already operates 1364 in the Diplomatic Quarter, a promenade-led scheme of about 33,000 sqm. The Bellevue applies that model at two to three times the leasable area.
