Mustamae Keskus

Novarc Group (formerly EA Reng) designed Mustamäe Keskus for developers Astlanda Ehitus and Eventus Ehitus, with a cornerstone laid February 19, 2015 and the completed 20,000 sqm center officially opening February 12, 2016, on A.H. Tammsaare tee in the Mustamäe district. East Capital Real Estate bought the property for €27.5 million in 2016 and held it until selling to Brcks SPV5 in 2021.

Rimi anchors the grocery floor, with Apollo Kino running what was, at opening, described as the most modern cinema in the Baltic states, alongside MyFitness. An Apollo Raamatud bookstore was part of the original tenant mix but, per the property’s own Estonian Wikipedia entry, closed in 2026. Lido carries a significant share of the food and beverage floor.

The building’s footprint, 171 by 44 metres, was designed around a deliberate “leisure center” concept: mostly two storeys along the Tammsaare tee frontage, with a third mezzanine level for technical space, and a five-storey volume on the east side housing the cinema complex and additional technical floors, topped by an open rooftop car park with 98 spaces.

That leisure-first design brief, food and entertainment prioritized over pure retail floor space, distinguishes Mustamäe Keskus from Keskus Mustikas, an older, larger shopping center a few doors down the same street, even though the two properties’ similar names and close proximity have created some confusion among shoppers and directory listings alike.
