L&T Realty broke ground around 2008 on an agreement with regional planning authority CIDCO to develop the area around Seawoods-Darave station in Navi Mumbai, and opened the retail portion, Seawoods Grand Central, on March 23, 2017, as the retail anchor of India’s largest transit-oriented development. Spanning 40 acres, the project combines commercial, residential and retail components directly integrated with the railway station, giving shoppers direct at-grade access from the platform.
Blackstone Group, through its Indian retail subsidiary Nexus Malls, bought roughly 1 million sqft of the retail space from L&T Realty during construction itself, before the mall had even opened. A second construction phase, adding gaming and arcade zones, an IMAX and 4DX multiplex and a second exhibition space, followed in 2019.
At roughly 90,000 sqm, the property now carries more than 125 brands across fashion, premium and bridge-to-luxury tiers, entertainment and dining. In 2022, as part of consolidating its full Indian portfolio under a single brand, Nexus Malls, since reorganized as the listed Nexus Select Trust REIT, renamed the property Nexus Seawoods.
That mid-construction ownership split, a developer building the shell while an institutional investor separately owned the retail component before the doors even opened, foreshadowed the property’s eventual full rebrand: Nexus’s later consolidation of its entire Indian mall portfolio under one name made the original L&T-derived name a historical footnote rather than a lasting identity.
