HavelPark Dallgow is a large retail park in Dallgow-Döberitz, located on the western outskirts of the Berlin metropolitan area between Berlin and Brandenburg an der Havel, with approximately 55,000 sqm of gross leasable area serving as a major destination retail park for the western Berlin catchment and the Brandenburg communities between the capital and Magdeburg.
Dallgow-Döberitz is a municipality in the Havelland district of Brandenburg, located along the A10 motorway ring that encircles Berlin and provides the primary route between the capital and the western Brandenburg communities. HavelPark’s position at the A10 junction creates a motorway-accessible retail park that draws from both western Berlin (20 kilometres east) and the Brandenburg communities west of the capital toward Brandenburg an der Havel and Magdeburg. The retail park format serves large-format retail demand with DIY, furniture, electronics, and food retail anchors in a car-dependent environment with extensive surface parking. The Berlin catchment’s size — 3.8 million residents — combined with the Brandenburg corridor catchment makes HavelPark one of the largest trade area populations accessible from a single motorway retail site in the Berlin metropolitan region.
The western Berlin and Havelland catchment provides a combined primary trade area of approximately 1 million consumers. The A10 motorway ring provides direct access from Berlin’s western suburbs and from the Brandenburg corridor communities. The site’s position between Berlin and Magdeburg captures the A2 motorway transit traffic on the main Berlin-western Germany route.
HavelPark Dallgow serves the large-format retail demand of the Berlin western exurban catchment — a consumer population for whom the car-accessible retail park with free parking and large-format operators provides a shopping occasion distinct from the urban retail formats of Berlin’s enclosed centres and high-street districts.
