Atrium Copernicus is the principal Toruń regional retail destination at ul. Żółkiewskiego 15 in the Jakubskie Przedmieście district, opened in the fourth quarter of 2005 with the original 30,100-sqm format and substantially expanded across 2006, 2014, and 2015 to the current 47,400-sqm regional format spanning approximately 143 retail and service units. The 2014 to 2015 expansion programme added 17,300 sqm of retail space with 57 new retail brands and the Auchan hypermarket rebranding from the Real predecessor in November 2014, establishing the contemporary Auchan-anchored format. The property’s name references Mikołaj Kopernik, the Toruń-born astronomer and the city’s most famous historical figure.
The format combines the Auchan hypermarket grocery anchor (replacing Real successively in 2014) with the contemporary Polish vertical fashion register featuring Reserved, Stradivarius, House, and Cropp alongside the H&M flagship presence and the broader LPP fashion register. The MediaMarkt consumer electronics anchor, the Decathlon athletic flagship that opened with the November 2014 expansion, the Apple iDream Premium Reseller, the Wittchen leather specialty, the Solar and Pako Lorente Polish premium fashion, the Olsen and Takko European fashion register, the Diverse Woman, Pretty Girl, Atab, and Paris Optique specialty positions define the broader fashion-and-services offer. The Fabryka Formy fitness club, the bowling alley, the food court anchored by Cukiernia Sowa pastry, the North Fish, Saj Gon, Baalbek Orient Grill, and Bangkok Wok dining circuit, and the Bartkowscy Piekarnia Cukiernia bakery complete the property’s broader entertainment programming.
The catchment combines the dense Toruń residential demographic of approximately 200,000 urban residents with the broader 30-minute drive radius catchment of approximately 400,000 residents and the strong Toruń tourist destination position on the Vistula River as a UNESCO World Heritage medieval city centre. Direct accessibility includes the property’s strategic positioning at the principal Toruń arterial corridor with excellent visibility from all city districts, the dedicated 1,470 parking spaces handling the regional motorised demand, and the property’s integration into the broader Toruń public transport network. The 27,000 student population across four Toruń universities and the 11 percent above-national-average purchasing power supported by the 3.5 percent unemployment rate establish the broader regional commercial performance.
NEPI Rockcastle acquired Atrium Copernicus from G City Europe (formerly Atrium European Real Estate) in November 2022 for approximately €127 million including a €2 million adjacent development plot, with the Polish competition authority UOKiK approval finalising the transfer to NEPI Rockcastle’s Polish portfolio. The acquisition price represented a 3.3 percent discount to the H1 2022 valuation and the asset was projected to generate approximately €9.6 million in annual net operating income at the medium-term run rate. The property holds the BREEAM In-Use Very Good environmental certification with the 98 percent occupancy rate at acquisition. The asset’s commercial role within the Polish retail map is the dominant Toruń regional super-regional destination and the established benchmark fashion-anchored centre with the largest retail offer in the city, complementing rather than competing with the broader Toruń regional retail register including Plaza Toruń and the Auchan-anchored hypermarket centres. NEPI Rockcastle plans further expansion of the property on the adjacent acquired plot subject to the city’s local zoning plan amendment process.
