Ainoa

Ainoa is one of NREP’s principal Finnish retail assets, opened in 2014 in the Tapiola district of Espoo at the western edge of the Helsinki metropolitan area. The 46,000-sqm regional centre houses approximately 90 stores across two retail levels, anchoring the upper-middle-income western Helsinki metro demographic that the Tapiola, Otaniemi, and broader southern Espoo residential and business clusters concentrate.

The format combines a Stockmann department store anchor with extensive fashion volume across the retail floors and a substantial dining cluster engineered for the affluent demographic of the surrounding Espoo coastal communities. International vertical apparel chains, Finnish specialty retailers, and accessible-luxury fashion houses populate the tenant lineup at a register that tracks above the Espoo suburban average and reflects the substantial international expatriate community that the Otaniemi technology cluster and the surrounding business district concentrate.

The catchment combines the Tapiola residential population with the substantial daytime workforce of the Otaniemi Aalto University campus and the surrounding Keilaniemi business district that hosts Nokia, KONE, and other major Finnish corporate headquarters. The Helsinki metro line extension through the Tapiola station since 2017 provides direct rail accessibility from central Helsinki, with the Länsiväylä motorway carrying parking-led traffic from the broader western Espoo and Kirkkonummi residential demographic.

NREP operates Ainoa as part of its broader Nordic real estate investment portfolio across Finland, Sweden, Norway, Denmark, and Poland. The asset’s commercial role within the Helsinki metro retail map is the affluent western suburban regional, complementing rather than competing with the operator’s other Nordic properties and the larger Iso Omena super-regional in southern Espoo that Citycon operates.
