About this mall

5th Avenue is a three-level shopping and entertainment center in Moscow’s Shchukino district, in the city’s northwest, a short walk from Oktyabrskoye Pole metro station and the MCC Panfilovskaya stop. Austrian investor Immofinanz Group developed the property, financing it partly through a €55 million credit line from Raiffeisenbank, before selling its entire five-property Russian portfolio, including 5th Avenue, to St. Petersburg-based Fort Group in December 2017 for €901 million.

Fort Group began a phased renovation of 5th Avenue in 2023, rotating traffic-generating tenants and completing a food court refresh in 2024, with common-area work on the ground floor continuing since. Perekrestok anchors the grocery floor, alongside VkusVill for natural foods, Detsky Mir for children’s goods, and DNS for electronics; Cinema Park runs a seven-screen multiplex on the third floor. More than 100 stores fill out the specialty tenant mix, with SIN and Zolla carrying domestic fashion and Ile de Beaute carrying beauty and perfumery.

The center draws primarily from Shchukino and neighboring northwest Moscow districts rather than functioning as a citywide destination, reflected in a relatively modest 600-space underground garage and 500 surface spaces alongside bicycle parking. AndersonKafe, a family-oriented cafe chain, and Kolbasoff round out a dining floor built around neighborhood family traffic rather than a broader retail tourism draw.

That neighborhood-scale positioning, walkable from a specific residential catchment rather than drawing car traffic from across the city, has kept 5th Avenue functioning as a genuine local hub for Shchukino residents through a decade-plus of operation, even as larger, newer Moscow malls have opened in the same period.
