Brand New Retail Center Enters Pipeline In Scottsdale

A booming area of the southwestern United States has just found out that it will soon have a brand new retail center to help satisfy its insatiable shopping needs. According to the Phoenix Business Journal, The Block at Pima Center is scheduled to break ground in the first quarter of 2017. 

This will be the largest retail development in the Scottsdale, Ariz. area since Scottsdale Quarter came online. The sprawling development will span 60,000 square feet over a 12-acre space, and it’s scheduled to open its doors in early 2018. Based on early renderings, it looks like developer MainSpring Capital made the right call when it tasked Phoenix-based Butler Design with architecture design duties.

MainSpring is no stranger to the area, as they are the developer behind the nearby 232-acre mixed-use Pima Center, which will provide a substantial built-in customer base for the new project. Early plans call for a mix of national and local retailers, as well as ancillary service business that will offer value to residents of the sprawling Pima Center. Six stand-alone pad sites are planned for the development, and it’s pretty easy to see national or local restaurant chains having strong interest in putting down some roots in the new development. 

“The demographics for this retail project could not be better. We currently have 3,800 existing employees on-site at Pima Center, as well as thousands of additional employees and residents in the nearby area. Our visibility along Loop 101 and access to two different interchanges of the freeway make this a great location for retailers and restaurants,” a statement from MainSpring principal Curtis Brown reads in part.  

Brown is referring to the business park portion of the mixed-use Pima Center, which features a staggering 98% occupancy levels. Businesses that make their home in the park include First American Title, Scottsdale Insurance, Mutual of Omaha, Honor Health Rehab Hospital, and Plexus Worldwide. 

Add it all up, and The Block at Pima Center is set-up for success right out of the gate. Colliers International is the exclusive leasing/sales agents for the new projects, and it sounds like they’ll have their hands full with interest from prospective tenants.
