The northern suburbs of Dallas, Texas are in the midst of a boom time in terms of real estate development, and another sprawling development has been added to the pipeline. As Construction Dive shares, Houston-based developer Hines has announced plans for 3.5-million-square-foot “live-work-play” mixed-use complex.
The massive development will come to life on a 135-acre tract in the Dallas suburb of Allen. The project is known as The Strand, and plans call for it to be constructed in three phrases. Architecture firm Gensler is on board for project design, and the new development has been dubbed as the “socio-cultural hub” that the area has been missing.
“We are pleased to partner with Hines on the overall project and help shape the destiny of the community. Hines’ history of collaboration with world-class designers and planners, like Gensler, will allow The Strand to maintain quality, innovation and a legacy for this part of the city,” said Bob Johnson, whose family has owned the land since 1965 and is partnering with Hines on the development.
Upon full buildout, current plans call for 1.7 million square feet of office space, 380,000 square feet of retail and 300,000 square feet of residential space.
“The City of Allen has seen rapid growth in the region over the past several decades, but the north part of the city lacks an identifiable socio-cultural hub. With The Strand, we are creating a new center complete with unique urban walkability, activated public space, parks and plazas and unparalleled on-site amenities,” added Hines Managing Director Drew Steffen.
The ultimate development goal of The Strand is to create a vibrant and diverse corporate campus that will merge with a mixed-use neighborhood. That will be accomplished by offering up a wealth of office space, exciting retail options, as well urban residential options that will merge seamlessly to exist alongside a greenbelt and waterway.
“With a diversity of walkable urban-style housing, dynamic architecture and an integrated natural prairie landscape connecting to the city’s park system, our vision and purpose for the project extends beyond the site’s property lines and speaks to the local character and history of the City of Allen,” said Ross Conway, design director with Gensler.
Exciting things are afoot in the northern suburbs of Dallas, and The Strand is just the latest innovative project for area residents to look forward to.
