Kimco Realty Corp. purchased Hylan Plaza during 2006 and is in the process of designing a multi-level shopping center, measuring 356000ft² on Hylan Boulevard and Ebbits Street.Since Staten Island Mall is due to undergo a massive expansion project, with ground-breaking having occurred on the North Shore, and construction having started on the South Shore, it has now become time for the East Shore to state its new plans.
The new center will be called ‘The Boulevard’ and will house around 60 tenants in stores ranging in size from 1000 to over 80000 square feet. The project is planned to take about 18 months to two years for completion and the plan is to break ground during Spring 2017.
As the project is only in its initial stages, it will need authorization from the Department of City Planning, as well as all other necessary approvals. Part of the project will include the demolition of a large part of the existing Hylan Plaza. Some of the current retailers have leases which expire over the next two years, and some will be relocated into the current retail building.
Kimco Realty owns six of the shopping centers located on the Island and would like to continue their investment in the borough. The company has plans to renovate and find new tenants for the Forest Avenue Shopping Center in Port Richmond Center, which is currently co-anchored by CVS, Michaels and TJ Maxx. The group owns the Petsmart and Staples Plaza across the road on Forest Avenue, along with a land parcel situated on New Dorp Lane, which is across the way from the high school.
