The Palms at Town and Country is a 700,000 square foot open-air lifestyle center on a 75 acre site that is ideally located at the junction of Florida’s Turnpike and Kendall Drive. It serves as Kendall’s newest open air retail destination. The traffic count on Kendall Drive exceeds 90,000 vehicles per day and is visible to over 102,350 daily drivers on Florida’s Turnpike.
One of only two new developments under construction in all of Miami-Dade County, The Palms at Town and Country is referred to as the new "Downtown Kendall". This destination brings the local flavor of Miami together with an unmatched depth of retail options to South Florida.
Phase One of the Mediterranean-themed redevelopment started in 2010 adding nationally recognized retailers such as Nordstrom Rack, Loehmann’s and a collection of restaurants including Cadillac Ranch, Outback Steakhouse and Blue Martini, one of nation’s hottest night clubs. Devon Seafood + Steak and World of Beer have joined the exciting restaurant lineup with Corner Bakery Café and Voodoo BBQ & Grill opening in Spring 2013.
Phase Two of the redevelopment includes Total Wine & More projected to open Spring 2013, Dick’s Sporting Goods scheduled to open fourth quarter 2013 and one additional signature restaurant.

The Palms at Town & Country also features a new 45,000 square foot Florida Career College adjacent to the center, a boutique hotel and condominium office towers.
